What's Happening in Kansas City Real Estate This Week

The Kansas City housing market continues to demonstrate resilience, with strong buyer demand and steady pricing. While there are some small fluctuations in inventory, overall activity remains healthy, and many of this week’s numbers are still higher than we saw just a couple of weeks ago.

Kansas City Market Watch shows a 3% increase in homes listed, a 1% increase in average list price to $397,686, and a 15% increase in homes sold last week.

New Listings:

This week, 741 homes were listed for sale, a 3% decrease from last week’s 762. While this is a modest dip, it’s worth noting that inventory remains solid, giving buyers a variety of options. The slight decrease may simply reflect typical week-to-week shifts rather than any long-term trend, especially as we head into the late summer season.

Homes Sold:

Sales jumped to 881 homes, a 15% increase from last week’s 768 closings. This surge suggests strong demand and motivated buyers in the market, even as inventory levels dipped slightly. Homes are still moving quickly, with many selling close to or above asking price.

Average List Value:

The average list price ticked up 1% from $395,241 last week. Sellers continue to price their homes with confidence, showing that the market can support slightly higher asking prices even in a competitive environment.

Average Sold Price:

The average sold price rose 3% from $389,539 last week, reflecting strong buyer activity and competitive bidding on homes that are priced right. This uptick also reinforces the fact that buyers are willing to pay for well-presented, properly priced homes.

Price Reductions:

The number of listings that had price reductions decreased slightly from 829 last week, indicating that fewer sellers are needing to adjust their asking prices. This is a positive sign for seller confidence and shows the market is absorbing listings efficiently.

Pending Sales:

Pending sales increased modestly from 803 last week, showing that buyers are continuing to act and that homes in the pipeline remain strong. This steady growth in pending sales suggests that the market will continue to see healthy closings in the coming weeks.

Homes Going Back on the Market:

Some homes—176 this week, up from 159 last week—returned to the market. While this represents deals that fell through, it also provides fresh opportunities for buyers to find properties they may have missed previously.

Average Days on Market:

The average days on market dropped slightly from 43 last week, meaning homes are selling a bit faster overall. While the change is small, it shows that motivated buyers are moving quickly when the right home becomes available.
